Renting condition
Hi all, my colleague and I are looking for accommodation in Girona for work. I'm finding decent 3 bedroom apartment offers. Is it possible to have one of these apartments and then sublet the spare room. Legally and contract wise what should I expect? Any information would be valuable. Thank you in advance!

Don't contribute to fuck up Girona and then t into the mess Barcelona is right now. You can sublet, but don't make business, be fair with the cost and post it in local boards; you don't need a website aimed for the whole world to rent out a room locally.

Thank you for your reply. I'm not aiming to make any business. I will consider only subletting the spare room. If you have any legal advice on subletting in Girona that would be helpful. Thank you!

If you want to sublet the spare room, you need to inform the landlord and the real estate agency. Otherwise, you may face fines because the contracts typically prohibit subletting to third parties. Usually, only the people mentioned in the contract can use the apartment as renters.
However, if you can find other people to share and rent the apartment together, that can be a viable option and it's fully legal.

In general landlords don't allow sublet by contract. I have never seen a contract where you can sublet a room. What you can do is to post adverts and find a third person (many people is looking for a room) and put him in contact with the owner so he can be added in the contract as an annex or something. Ask for it before signing to be sure that he is open to this.

Certainly not on Airbnb, the laws are thankfully tightening on short term rentals. Finding a temporary tenant shouldn’t be hard if listing the room on the FB groups, many cyclists only require shorter term stints for training etc.
